St. Maarten update
|Dear Friends and Clients,
It is time again for our regular newsletter aimed to help keep you up to date with life here in Paradise!
Our annual carnival week has just ended, this event seems to grow each year, both in size and popularity with locals and visitors alike. I addition, we are pleased to welcome a lot of people from the neighboring islands many of which make it an annual excursion to shop and catch up with their friends and family members here. This event also marks the end of our high/winter season. The tourism office informs us that number of vacation and cruise ship visitors have risen again this year which is very positive news for us.
Thankfully, the traffic situation has vastly improved since Christmas upon the completion of the massive Cole Bay infrastructure project. We have some new, very positive further infrastructural news to report. A major ($150 million) project has commenced, it is a roadway and bridge right across the lagoon from close by the airport in simpson bay over to nearby the Port de Plaisance Resort in Cole Bay on the Union Road in the vicinity of the border monument. Excavations there are currently underway and the project is due to be completed by the end of 2013, …or will it be 2031! Whenever, I am confident that it will help, guide and protect the commercial progress and general appeal of our island.
Politically, we have recently had a few internal governmental changes which should keep everyone on their toes. The establishment of a stable government for countrySt Maarten progressing in an orderly fashion and in the right direction to create an effective, stable and safe environment.
Recently it has been wetter than usual here for the past two weeks with regular showers and one very heavy downpour. Now this all appears to be clearing away leaving the island lush and green. The clear blue skies have returned and so has our normal 87 degrees temperature. In addition, our wonderful, gentle trade winds have thankfully returned to make it feel just right.
The real estate market is picking up with the highest demand areas being ocean and lagoon front properties with boat dock facilities. The newest such development is Las Brisas, it offers modern design with top of the line finishing’s never previously seen on our island. The first phase of 12 apartments with boat docks in front of them has been completed and only one remains for sale, a fabulous, a very large ground floor three bedroom unit. The second phase is just about to commence, it also consists of 12 units with boat docks available, they offer partial ocean and lagoon views. The complex has an Olympic size lap pool, ample reserved parking and excellent 24 hour security.
We have these units for sale on a pre-construction basis and we have several reservations already. I suggest to you that this could be the perfect time to get involved. The prices are very reasonable and one only has to make three 10% term payments with the 70% balance not due until competition in 18-24 months time. I think this is a really exceptional deal and that their values will rise by at least 20% upon completion so to learn more, do come to visit us either in person or via the internet.
Our vacation rentals are offering 7th night free for June to September the cherry to the cake to escape to summer week.
Well my friends, that is all for now so until the next time, from me and all of us at Sunshine Properties, our very best wishes.
Dieter and Jonathan
Hi there! My name is Jonathan Schaede and I created this site. Here you will find a lot of information that you would otherwise not find about St. Maarten Real Estate and the market. It's a great way in paragraph form to get to know the neighborhoods and areas in our little Paradise. A little more about me; I had the pleasure of growing up in St. Maarten and have always been involved in our family owned Real Estate and Development company, Sunshine Properties, founded by my father Dieter Schaede a pioneer in the Real Estate industry.
