News February 2013

Dear Clients and Friends,


Hello to all of you, I am pleased to bid a special welcome to those who have escaped out of the cold and are already here on our Friendly Island. This is our first news update of 2013.

Recent statistic show that we have had a record high number of visitors over the Holidays and during the month of January, happily this is in all aspects of our tourism product including cruise ship visits. Evidently, there have not been enough parking spaces available at the airport for all the private air-crafts that want to come here, many had to go to neighboring Islands to park or even return stateside. Consequently, local Government is planning to extend the airport on the lagoon side and has purchased some houses and commercial spaces there to facilitate the project, fortunately the financing is already place.

Since we have become Country St. Marten on 10-10-10 many facets of our infrastructure have improved. Another very positive planned development is a new harbor next to Simpson Bay bridge. It will be able to accommodate small luxury cruise ships with up to 1,500 passengers. Additional roadways to alleviate traffic going from Simpson Bay and Marigot to Philipsburg are also planned. There will also be a lagoon side promenade with additional marinas. During the Christmas and New Year holidays the Isle Del Sol marina (Billionaires alley) next to the bridge was quite a sight. Some of the mega yachts that wanted to enter were too large to pass through the bridge so it is now being enlarged. The new bridge across the lagoon is on schedule as are the adjoining roads and infrastructure, they will be complete prior to this year’s coming winter high season. Clearly, as far as we are concerned the government is now doing a very good job with all of these new improvements.


Fortunately, we now have additional police officers, both uniformed and in plainclothes, that are very active especially in the tourist locations. Sadly, bad things still do happen, many, like in most places are somehow drug related. Thankfully in general crime appears to have decreased and active preventions are on the increase, consequently we are most grateful to our local police force for that.


From a real estate prospective both vacation rentals and sales have improved this season. We are understandably largely dependent upon the US market and we really hope to see further stabilization and  improvement there. We are pleased to report that more and more Canadian visitors are discovering how warm and nice it is to be down here out of the cold and are increasingly purchasing and renting properties. This certainly helps to maintain our property market. The other sector of growth for us is the French market, many French people are pleased to take the opportunity escape the French tax system by investing in a residence here on the Dutch side.

They are located five minutes away from Simpson Bay and five minutes in the other direction to Philipsburg, a better location cannot be found. We are extremely confident that they will provide buyers a substantial equity increase of at least 40% upon completion within twelve to fourteen months. In addition, 87 of the building lots have already been sold.  And a few new homes are already being occupied Some are  currently under construction. However, thankfully it is not too late to acquire one of these properties before the prices start to rise again.
