Cleavage SOLD

One of a kind designed by a famous architecture

One of the most architecturally impressive residences in St.Maarten, Cleavage rests between two hilltops in the prestigious Pelican Heights section of the island offering both privacy and convenient accessibility while affording its prospective owners the significant tax benefits of its Dutch-side location.

Designed in 2006 by acclaimed American architect Carl Abbott, this award-winning residence features stunning views of both the sea to the south and the valley and hills to the north.

The House

Upon entering the villa grounds, you first arrive in the grotto courtyard complete with fountain.  Stairs lead to the two-storey Great Room which features a state-of-the-art kitchen with a 14-foot granite work-surface and a lounge seating area with bespoke maple furniture and detailing throughout.  Floor to ceiling glass opens onto an expansive patio facing the sea.   A sunroom with opening roof and sun curtains provide comfortable sitting during the heat of the day and enjoyable lounging under the stars in the evening..  The terrace flows out into an adjoining infinity pool that features a high-tech filter/salt clorinator system that ensures crystal-clear water.

Other features of the villa include a private downstairs guest terrace, a breakfast terrace, a shade terrace, an outside covered dining area, a gym and a wine cellar.

The accommodation includes four bedrooms, one of which is a self contained guest/staff efficiency apartment, a study/fifth bedroom and five and a half bathrooms finished in river-washed granite.  The master suite has a double outdoor rain shower and rooftop garden with magnificent views overlooking Pelican Key and the sea beyond.

The Grounds

The residence offers the best of both worlds – sun-drenched and shaded.  The extensive landscaping, designed in English garden style, allows for enjoyable evening strolls among the lush foliage and picturesque scenery.

In addition to the grotto courtyard and fountain, the grounds include  a ‘secret’ orchid garden, a small orchard suitable for mango, papaya, figs and avocados, and an arboretum showcasing extensive indigenous plantings.  The back lawn features a gazebo and ‘Caribbean Croquet’ pitch.  All of the building and grounds have been cleverly designed for easy and efficient maintenance.

Self-Sufficiency

A 20-KVA Wilson generator and 500 gallon (buried) diesel tank ensure uninterrupted electrical power in the event of emergency.  A large cistern provides water in lieu of or complementing the connection to the city supply. The spacious garage can accommodate two full-sized vehicles and offers ample storage space.

Safety & Security

The perimeter and all portals are guarded with a high-tech security system and secure gates ensuring privacy and peace of mind.A combination of kevlar curtains, electric shutters and reinforced glass secure the house in the event of bad weather.
